Raising Standards in the UK
Park Home and Holiday Park Industry

The Park Home & Holiday Park Association (PHHPA) Manifesto

The Park Home & Holiday Park Association exists to support the responsible growth, development and long term success of the residential park and holiday park industry across the United Kingdom. Across the country there are thousands of park operators who work tirelessly to create welcoming communities for residents and enjoyable destinations for holidaymakers. These parks provide homes, create memories and contribute significantly to local economies and communities.

PHHPA was established to support those operators, encourage higher standards across the sector and create a platform where the industry can continue to evolve in a positive and sustainable way. The park industry is built on people. It is built on residents who choose parks as their homes and on families who return year after year to enjoy holidays together. It is also built on the dedication of park owners, managers and teams who take pride in creating environments where people feel welcome and valued. This manifesto sets out the values, intentions and commitments that guide the Park Home & Holiday Park Association as we work to support the future of the industry.

Founder’s Statement

Bradley Chapman Founder of the Park Home & Holiday Park Association

Over the past thirty five years I have worked as a business consultant, coach and mentor to entrepreneurs, business owners and investors across many different industries. My work has taken me from supporting startup businesses at the very beginning of their journey through to advising established companies and ultra high net worth individuals who are investing in and growing businesses on a much larger scale. During that time I was introduced to the park sector, and I quickly developed a deep appreciation for the residential park and holiday park industry.

Like many people across the United Kingdom, my connection with parks goes back to childhood. The great British holiday park has always been part of our culture. It is where families spend time together, where laughter fills the evenings and where memories are created that last a lifetime. As my involvement in the sector grew, I had the opportunity to work with park operators, manufacturers, suppliers and investors who were helping to shape the future of the industry. I saw the levels of investment entering the sector from venture capital firms, private equity groups and international investors who recognised the long term potential of the park industry in the UK.

At the same time, like many industries across the country, the sector began to face new pressures. Rising energy costs, changes in interest rates and wider economic challenges began to affect operators and businesses across the industry. During periods of change every industry experiences both opportunity and challenge.

The park industry is no different.

Across the United Kingdom there are many exceptional park operators who genuinely love what they do. They take pride in their parks, they care about their residents and they work hard to create experiences that bring families back year after year. I have travelled across the country visiting parks, meeting operators and seeing first hand the passion that many people bring to this industry. These are the people who deserve recognition. These are the people who deserve support.

The Park Home & Holiday Park Association was created to support those operators and to help encourage a positive future for the industry. Our aim is to support training, education and professional development across the sector, recognise operators who are working hard to run their parks responsibly and professionally and create a platform where the industry can continue to grow in a positive and sustainable way.

Yesterday is history. Tomorrow is a mystery. Today is our gift. What we choose to do today, together, will shape the future of the park industry for many years to come.

Why PHHPA Matters Now

The park home and holiday park sector in the United Kingdom has experienced a period of significant change over recent years.

During the COVID pandemic, when international travel became restricted, millions of families rediscovered the great British holiday. Holiday parks across the country experienced unprecedented levels of demand as people returned to the coastline, countryside and rural destinations that make the United Kingdom so special.

For many parks this period created new opportunities for growth and investment. However rapid growth in any industry can also bring challenges. Increased demand attracted new investors, new operators and an intensified focus on holiday home sales across many parks.

Like every sector the park industry contains both outstanding examples of professionalism and areas where improvements can be made. Across the country there are many park operators who genuinely care about their parks, their residents and the guests who visit them. These operators invest in their parks, maintain beautiful environments and create experiences that families remember for years.

PHHPA believes those operators should be recognised and supported.

At the same time the world continues to change. Periods of global uncertainty often lead families to look closer to home when planning their holidays. When international travel becomes less predictable many people rediscover the comfort and enjoyment of holidaying within the United Kingdom.

Holiday parks and residential parks therefore continue to play an important role in British life. They provide homes, they create memories and they contribute significantly to local economies and communities.

With that importance comes responsibility.

PHHPA exists to support operators who want to strengthen their businesses, improve customer experiences and help ensure the industry continues to evolve in a positive direction.

The Seven Principles of PHHPA

The Park Home & Holiday Park Association is guided by a set of principles designed to support the long term strength and reputation of the park industry. Integrity in park ownership sits at the heart of responsible park management. Operators have a responsibility not only to their businesses but also to the residents and holidaymakers who place their trust in them.

Education and professional development are essential for the future of the industry. Running a park requires knowledge of legislation, operations, customer care and long term investment planning. Responsible commercial growth recognises that parks are businesses but also communities. Sustainable development and thoughtful management create long term value for operators and customers alike.

Recognition of excellence is an important part of raising standards. Across the country there are many outstanding operators who deserve recognition for the pride they take in their parks. Supporting residents and holidaymakers ensures that the people who live in and visit parks remain at the centre of the industry.

Strengthening the reputation of the sector helps highlight the positive contribution the park industry makes to housing, tourism and local communities. Building the future of the industry requires collaboration between operators, suppliers, investors and industry professionals who share a commitment to raising standards and supporting responsible growth.

Our Commitment to Park Operators

The Park Home & Holiday Park Association exists to support park operators who are committed to building strong, responsible and successful park businesses. Running a park requires far more than simply managing land and infrastructure. Operators are creating environments where people live, relax and spend meaningful time with their families.

Customers are the lifeblood of every park business. Without customers there are no bookings, no communities and no future growth. PHHPA supports park operators in strengthening their businesses by encouraging them to look closely at how their parks are presented, how they engage with customers and how they deliver experiences that inspire visitors to return. From the moment someone visits a park website to the moment they arrive at the park gates every stage of the customer journey matters. We believe that parks which invest in strong teams, professional leadership and excellent customer care are the parks that achieve long term success.

Through education, training and the sharing of best practices PHHPA aims to help operators elevate their businesses and continue attracting new customers, new bookings and new residents.

The Future of the Park Industry

The park home and holiday park sector has an exciting future. Across the country there are beautiful parks, dedicated operators and thriving communities that demonstrate the potential of the industry. PHHPA believes the sector can continue to reach even higher standards through education, collaboration and responsible investment.

As the association grows our long term vision is to play an active role in demonstrating what the future of parks can look like. Our intention is to bring together experience, relationships and investment networks that support the development and ownership of parks which reflect the standards we believe the industry can achieve.

This includes the ambition to acquire and operate residential and holiday parks that demonstrate best practices in customer experience, professional management and responsible investment. By leading through example we hope to inspire continued improvement across the sector and contribute to the evolution of parks that residents are proud to call home and holidaymakers are excited to visit.

Join the Movement for a Stronger Park Industry

Every park begins with a vision. Across the United Kingdom there are many operators who have taken that vision and built incredible parks that serve their communities and create wonderful experiences for their guests. But no industry grows in isolation.

Progress happens when people come together and share their voices, their knowledge and their commitment to improvement. PHHPA aims to bring together park operators, residents, holidaymakers and industry professionals who want to see the sector continue to evolve and strengthen.

The most successful businesses understand the importance of continuous improvement. They ask questions, seek feedback and listen carefully to the experiences of their customers and residents. By listening, learning and adapting park operators can strengthen their businesses and build deeper trust with the communities they serve. PHHPA invites those who share this belief to stand with us.

Together we can support responsible operators, encourage higher standards and help shape a stronger future for the residential park and holiday park industry across the United Kingdom. The future of this industry will not be shaped by silence. It will be shaped by the people who care enough to take part, speak up and help lead positive change.
